Real estate is an excellent way to diversify your investment portfolio.  If you think about it, done properly, rental property is the ultimate long term investment.

 

Facts:

 

Ø      Rental property requires a relatively small up front capital investment.  What other investment avenue can you borrow on?  Certainly not stocks or mutual funds.  Real estate allows you to use the power of leverage.

 

Ø      You’re building equity.  Even if the real estate market stays flat or even temporarily dips, a portion of the rental income you collect is paying down the mortgage.  If the property appreciates, all the better.

 

Ø      The U.S. Government encourages investors to invest in real estate.  Managed properly, and with the guidance of a tax professional, there are great tax advantages for every real estate investor.

 

Ø      Owning rental property is an act on unselfishness.  People need a place to live and home ownership is not for everyone for a number of reasons. One reason may be that long term residency is not suitable.  For example, military personnel, college students, or maybe because of a medium term job assignment.  Another reason certainly could be for financial reasons.  Maybe a young couple just starting out and don't have the resources to buy.  What ever the reason, there has always been and always will be renters.  You as an investor are providing for these people.

 

Of course with any investment there are risks involved.  And most risk can be mitigated through proper risk management.  But without risk, there can be no reward.

 

As with any investment, knowledge is power.  There are a number of resources available to help you learn about real estate investing.  You’ll find numerous books at your local or online book store and countless websites full of information.  Just be careful of those sites that offer get rich quick programs and free seminars.  We at SOTO Property Management believe that real estate investments are long term investments.
