The company has a full time, professional rental staff that provides the following services:

Ø      Screen and qualify all prospective tenants.

Ø      Secure tenants with a comprehensive and binding rental agreement.

Ø      Collect rents and secure damage and cleaning deposits from tenants.

Ø      Schedule and supervise all cleaning, repairs and lawn service.  We also re-decorate units for owners by selecting and purchasing carpeting, appliances, light fixtures, etc.

Ø      We strive to buy the best quality at the lowest possible price.

Ø      We hire only reliable and efficient maintenance, repair and cleaning personnel.

Ø      We provide tenants with responsive attention to complaints and repairs usually within 24 to 48 hours.

Ø      We provide our owners with accurate accounting of income and expenses.

Ø      We provide to owners monthly statements with copies of invoices attached.

Ø      We use state of the art accounting software for monthly and yearly statements.

Ø      We prepare 1099 IRS tax forms for owners and vendors.

Ø      Management fees are based on gross rents collected.  There is no fee for vacant property.
